It has only been listed for 3 days and I can’t imagine that it will stay on the market too long with an asking price of $325,000. There is currently (1) offer on this property and ALL offers are due by Friday at 12:00 Noon. Some people have asked me if this is weird and my response is no. This is a great deal and I didn’t expect it to sit long. Perhaps in a future post I will discuss these kind of situations and give you advice on how to place a competitive offer. For now my best advice is no low ballers need apply. If you are not going to offer the ask price or more don’t bother to waste your time!
I saw this property when viewing another site and felt compelled to blog about it. If my memory serves me correct this property was on the market over a year ago for over $1,000,000 but the owner could not get the asking price. Instead they decided to rent the property. The fact that they have it on the market again so soon makes me curious. I ran some comps on the area and found nothing to be similar. In fact it looks like this property is well priced. A 3 bedroom townhouse only 1 block away sold for 730,000 is 2007 and a 3 bedroom CONDO unit located on 7th is going for $749,000 currently. This is a whole lot of house and the best part about this property is that is has an English Basement which is currently being rented for $1,500 per month. I think the biggest downside to this property is the lack of parking. An open house is being held this Sunday from 1:30PM – 4:30PM so swing by if you want to check it out.
Just as the subject title stated, VERY RARE FIND. I toured this house on Sunday and so did two-dozen other people. This home is located at 1335 East Capitol Street, SE and is currently listed for the jaw dropping price of $465,000. The house features three spacious bedrooms, a finished basement, large kitchen, large dining room, large living room, large backyard and oh yea a carriage house!
Now onto the downside! This house needs work. My best guess is that the same owner occupied the house for a VERY LONG time and did not do much updating. However, the bones of the house seem to be in great condition. In fact I was so impressed with all of the interior tilting windows that still worked, pocket doors and yes the woodwork. The trim was in GREAT condition which is nice to see in these old homes. All too often the trim and structure are in such disrepair that contractors completely gut the building and barely save any of its historical identity. With all of that being said, the wallpaper is hideous, the floors need refinishing and carpets need to be ripped out, the kitchen and bathrooms need to be renovated, and the carriage house needs a ton of work. However the house is, “livable,” which is important. Nothing in my opinion needs to be redone immediately. Instead this could be a project house that you work on over the years. Of immediate concern to me is the kitchen, but I think with some cleaner you could spruce it up temporarily.
The house has been on the market for just a few days and ALL OFFERS must be submitted by January 20.
